How your existing-home assessment works

The process starts with a reviewed request, not an immediate booking. We confirm assessor availability, your full price and proposed timing before you decide whether to proceed.

Before you submit

This service is for freestanding houses, semi-detached houses or terraces, townhouses or duplexes, and individual apartments that have already been built.

It does not cover new-home, BASIX, major-renovation or National Construction Code compliance ratings or certificates.

You only need the contact and basic property details requested on the form. We do not ask for the full property address or supporting documents at this stage.

After the request is received

We review the property details

We send an automatic receipt, then review the property type, location and other information needed to understand the request.

During business hours, we aim to respond within one hour. Requests received outside Monday to Friday, 9am–5pm Sydney time will be reviewed the next business day.

We confirm the commercial details

We contact you to confirm assessor availability, your full price and proposed timing. We may collect the full property address or supporting records directly from you where needed.

Assessments start from $599. Your final price depends on the property’s size, location and complexity.

Your first payment confirms the booking

If you accept the quote, we send a payment link for the first 50%. The booking is confirmed when that payment is received.

Until then, your submission remains an assessment request rather than a confirmed appointment.

Before the onsite visit

Once the booking is confirmed, we introduce the assigned assessor. Home Energy Ratings Australia checks that the assessor’s relevant existing-home accreditation is current before allocating the work.

Home Energy Ratings Australia sends the prescribed Client Information and Consent Form and retains the completed consent record. This is separate from the website privacy acknowledgement and must be completed before the assessment. The assessor verifies that the required consent, authority and property access are in place.

What to have ready

If available, have these records ready:

  • house plans or other useful property drawings;
  • information about renovations or extensions;
  • receipts or records for relevant fixed appliances; and
  • any previous home energy assessment records.

Please provide safe, clear access to the relevant parts of the home, secure pets and open window coverings where practical. The assessor will explain any property-specific access requirements.

During the onsite visit

A typical onsite visit takes two to three hours, depending on the size and complexity of the home.

The assessor collects information about the home’s construction, insulation, windows, shading, air leakage, fixed appliances and onsite energy generation or storage. This evidence supports the later modelling and certificate preparation.

The assessor manages the technical questions and access requirements from this point.

Modelling and certificate preparation

After the visit, the assessor uses the current existing-home assessment method and accredited software to model the home’s energy performance.

The assessor completes the modelling and required checks, then confirms when the assessment is ready for certificate generation. Your proposed timing is confirmed before you decide whether to proceed, as total delivery time can vary by property and assessment workload.

Payment and certificate delivery

After the onsite assessment, modelling and required checks are complete, the assessor confirms that the certificate is ready to be issued. Home Energy Ratings Australia then sends the payment link for the remaining 50%.

Once final payment is verified, the assessor generates, supplies and explains the certificate without unreasonable delay.

Process questions

What should I prepare before the visit?

If you have them, gather plans, renovation details, relevant appliance records and previous assessment information. Provide safe access to the home, secure pets and open window coverings where practical. Your assessor will confirm anything else needed for the property.

Does the assessor need access to every room?

The assessor needs safe access to the areas and fixed systems relevant to the assessment. Exact access needs depend on the home. Tell us about any restricted areas or access concerns when you submit your request.

How long does the onsite visit usually take?

A typical onsite visit takes two to three hours, depending on the home’s size and complexity. This is the onsite visit only, not a promise of total certificate turnaround.

What permissions and consent are required?

The person arranging the assessment must be able to provide or organise the required property access and permissions. Owner, authorised-representative or tenant consent may be needed depending on the circumstances.

The prescribed assessment consent is completed separately from the website privacy acknowledgement.

Who contacts me during the process?

Home Energy Ratings Australia manages the request, quote, payment and assessor allocation. After the hand-off, the assigned assessor manages property access, the technical assessment, certificate delivery and technical questions. Home Energy Ratings Australia remains the escalation contact.

When do I pay?

There is no payment when you submit the request. If you accept the quote, the first 50% confirms the booking. We request the remaining 50% after the assessment, modelling and required checks are complete, immediately before the assessor issues the certificate.
