Understand your Home Energy Rating Certificate
A Home Energy Rating Certificate gives you a modelled view of how an existing home performs. It brings together the whole-home energy rating, thermal performance, estimated energy information and tailored upgrade guidance in one document.
Home Energy Ratings Australia manages your request, quote, payment and assessor allocation. An appropriately accredited existing-home assessor completes the technical work and issues your certificate.
Submitting a request does not confirm a booking. We review your property and confirm assessor availability, the full price and proposed timing first.

What your certificate contains
Once the assessment and modelling are complete, the appropriately accredited assessor issues a Home Energy Rating Certificate for the property.

Home Energy Rating and Star Rating
Home Energy Rating: 0 to 100+
The Home Energy Rating looks at the modelled energy performance of the whole home, including fixed appliances and the contribution of onsite solar or battery storage.
A score of 100 represents a modelled annual balance between energy use and generation under standard assumptions. It does not mean the home will have a zero energy bill, operate off grid or be carbon neutral.
Star Rating: 0 to 10
The Star Rating focuses on the thermal performance of the building shell. It considers elements such as construction, insulation, windows, shading and air leakage.
It indicates how the home is expected to perform thermally under modelled conditions. It is not an appliance rating, and there is no seven-star minimum for an existing-home assessment.
What modelled information means
The assessor records relevant property features and models them using the current existing-home assessment method and accredited software.
Standard assumptions provide a consistent basis for the rating. The result is not calculated solely from the current occupants’ energy bills or personal usage patterns.
Actual energy use, costs and comfort can differ because households use their homes differently and conditions change. The certificate provides decision support. It does not guarantee a particular bill, rating, comfort outcome or result from future work.
How the certificate may inform your decisions
Your certificate records the home’s modelled performance at the time of assessment. How you use that information depends on your property, priorities and circumstances.
Refinancing or finance discussions
- Use the certificate in conversations with a lender or mortgage broker.
- Some products or programs may consider home energy information.
- Eligibility, approval, rates and savings depend on the lender and product.
- Check current criteria with the lender or a qualified adviser.

- Results depend on the work, installation quality and how the home is used.
Existing-home scope and boundaries
Home Energy Ratings Australia currently provides this service for existing homes only.
Requests can be made for:
Owner-occupiers, landlords or investors, tenants, prospective buyers and authorised representatives can start a request. Every request remains subject to property, permission, access, assessor availability and serviceability review.
Individual apartments can be assessed through the existing-home pathway. Apartment-building common areas use a separate NABERS pathway and are outside this service.
An existing-home certificate cannot be used for a new home, BASIX, major-renovation or National Construction Code compliance assessment. Home Energy Ratings Australia does not provide those ratings or certificates through this service.

Certificate questions
What is the difference between the Home Energy Rating and Star Rating?
The Home Energy Rating shows modelled whole-home performance on a 0 to 100+ scale, while the Star Rating shows the building shell’s thermal performance on a 0 to 10 scale.
What does a Home Energy Rating of 100 mean?
A score of 100 represents a modelled annual balance between energy used and generated under standard assumptions. It does not guarantee a zero bill, off-grid operation or carbon neutrality.
Are the results based on my actual household behaviour and bills?
No. The assessment uses property evidence and standardised modelling assumptions. Your household’s actual energy use and costs may differ.
What information and guidance are included?
The certificate includes the two ratings, modelled energy information, relevant building and appliance information, a comfort indication, renewable-energy information and tailored upgrade guidance.
Can the certificate support a refinancing or green-finance discussion?
It may support the discussion, but acceptance, eligibility, rates and savings depend on the lender, product and property.
Can I share the certificate when selling or renting?
You may choose to share a current certificate to show the home’s modelled energy performance. Disclosure rules and market outcomes vary, so check the current requirements for your jurisdiction and transaction.
Can it help identify possible home upgrades?
The tailored guidance may help identify areas worth investigating. It does not guarantee a particular rating increase, saving, comfort improvement or upgrade result.
Can I use this certificate for a new home or National Construction Code compliance?
No. Existing-home certificates cannot be used for new-home, BASIX or major-renovation compliance. Those projects require the appropriate separate assessment pathway.
